Property Manager – Student Accommodation
A leading organisation is seeking an experienced and customer-focused Property Manager to take responsibility for the overall operational management of one or more student accommodation residences in Johannesburg.
About the Role
The successful candidate will be responsible for ensuring exceptional service delivery, a positive resident experience, operational efficiency, compliance and a safe, welcoming and professionally managed living environment.
Your key responsibilities will include:
- Manage day-to-day operations of the student residence(s)
- Oversee front office, reception, resident administration and communication
- Ensure high standards of cleaning, security and property presentation
- Manage move-in and move-out processes and operational inspections
- Handle resident enquiries, complaints and customer service issues
- Drive resident satisfaction, retention and community engagement
- Lead, coach and manage multidisciplinary operational teams
- Set performance objectives and manage staff performance
- Coordinate annual intake and operational readiness
- Ensure rooms are cleaned, furnished and ready for student arrival
- Monitor operational budgets, expenditure and cost control
- Prepare annual budgets and monthly forecasts
- Review supplier invoices and manage approved operational purchases
- Ensure compliance with company policies, university requirements, internal controls and health & safety standards
- Work closely with the Facility Manager on maintenance and statutory compliance
- Conduct regular property, room and common-area inspections
- Prepare operational, occupancy, KPI, incident, risk and budget reports
- Maintain accurate resident and operational records using FG Nexus or similar systems
Requirements
- Bachelor's Degree or Diploma in Property Management, Business Management, Hospitality Management or a related field
- Minimum 5 years' experience in property management, hospitality or residence management
- Minimum 3 years' management experience
- Proven experience managing multidisciplinary operational teams
- Strong knowledge of property operations, customer service, budgeting, staff management and risk management
- Experience with property management systems such as FG Nexus or similar
- Professional, organised and results-driven mindset with strong leadership and communication skills
- Customer-focused, adaptable and resilient approach to work
- Excellent problem-solving and relationship-building abilities
Experience in student accommodation, hospitality or residential property management, professional qualification in Property Management, SAFMA or SAPOA membership, and Health & Safety knowledge will be advantageous.
