About the Role
A well-established organisation is seeking an experienced Senior Accountant with strong property accounting experience to join their finance team in Johannesburg.
You'll be responsible for managing the financial accounting and reporting requirements of a property portfolio, ensuring accurate financial information, strong financial controls, and compliance with relevant accounting standards and company policies. This is a hands-on role that requires technical expertise, analytical thinking, and the ability to deliver reliable financial insights to support business decisions across a diverse property portfolio.
Key Responsibilities
Financial Accounting
- Manage the full accounting function for a portfolio of properties
- Prepare monthly management accounts and financial reports
- Prepare balance sheet reconciliations and investigate variances
- Ensure accurate processing and allocation of income and expenditure
- Review general ledger transactions and ensure accounting accuracy
- Manage accruals, prepayments, provisions, and journals
- Assist with month-end and year-end financial close processes
Property Accounting
- Manage the accounting requirements of a property portfolio
- Account for rental income, recoveries, utilities, operating costs, and property-related expenses
- Review property income and expenditure against budgets and analyse variances
- Assist with property budgets and forecasts
- Monitor property-level financial performance
- Work closely with Property Managers and operational teams to resolve financial queries
Accounts Receivable, Payable & Financial Controls
- Monitor rental and tenant collections and review debtor balances
- Review and approve supplier invoices and reconcile supplier statements
- Investigate and resolve creditor and debtor queries
- Monitor payment processes and ensure expenditure stays within approved budgets
- Identify opportunities for improved financial controls and cost efficiencies
Budgeting, Forecasting & Reporting
- Assist with the preparation of annual property budgets and forecasts
- Prepare accurate monthly and annual financial reports with meaningful analysis
- Prepare property-level reporting and portfolio performance reports
- Monitor actual performance against budget and investigate significant variances
Audit & Compliance
- Assist with internal and external audit processes
- Ensure financial records comply with relevant accounting standards
- Maintain appropriate financial controls and supporting documentation
- Assist with statutory reporting requirements
Requirements
- BCom Accounting, BCompt, or equivalent accounting qualification
- SAIPA, SAICA, CIMA, or similar professional qualification (advantageous)
- Minimum 5 years' accounting experience
- Strong property accounting experience with exposure to a property portfolio or the property industry
- Strong understanding of management accounting and financial reporting
- Advanced Microsoft Excel skills
- Experience with property accounting or ERP systems (advantageous)
- Strong technical accounting ability with excellent attention to detail
- Excellent analytical and problem-solving skills
- Proficiency in budgeting, forecasting, variance analysis, and cash flow management
- Excellent organisational and time-management abilities with ability to meet strict reporting deadlines
- Strong communication and interpersonal skills
- Ability to work independently and collaboratively as part of a team
