Maintenance Manager – Student Accommodation

We're seeking an experienced Maintenance Manager to oversee the upkeep and operations of student accommodation facilities across multiple South African locations.

About the Role

As Maintenance Manager, you'll be responsible for managing all aspects of building maintenance, from daily upkeep to planned preventative programmes. You'll oversee student room and common area inspections, manage maintenance budgets and inventory, coordinate with external contractors, and ensure all facilities meet health, safety, and building code standards. Your role will be critical in maintaining safe, well-functioning accommodation spaces for our student residents.

Key responsibilities include:

• Executing daily, preventative, planned, and emergency maintenance across facilities
• Conducting building, equipment, and machinery inspections
• Managing maintenance schedules, reporting, and life-cycle planning
• Overseeing maintenance budgets, expense tracking, and cost control
• Managing stock ordering, inventory control, and store operations
• Coordinating cleaning, security, garden, pest control, and refuse contractors
• Conducting student room, hygiene, and damage inspections
• Planning vacate and intake procedures
• Maintaining master key control and common area standards

Requirements

• Grade 12 qualification
• Accredited Trade Qualification
• 5–8 years of maintenance experience
• OHS Certification
• Plumbing or Electrical qualification (advantageous)
• HVAC or additional trade certifications (advantageous)
• Experience in hotels, residences, or student accommodation (advantageous)
• Proficiency in general maintenance, painting, plumbing, electrical work, carpentry, air-conditioning, and refrigeration
• Knowledge of preventative maintenance, inventory control, contractor management, and building codes
• Proficiency with FG Nexus, Microsoft Office, and intermediate Excel
• Understanding of BCEA and LRA requirements
• Commitment to continuous professional development and sustainable maintenance practices
