Role Overview

We're looking for an experienced Residential Portfolio Manager to oversee a portfolio of Sectional Title and HOA buildings in Cape Town, managing everything from finances and compliance to stakeholder relations and staff coordination.

About the Role

As Residential Portfolio Manager, you'll take charge of daily trust fund and investment management, ensuring all complexes within your portfolio remain compliant, properly insured, and financially sound. You'll manage complex maintenance issues, coordinate service providers, oversee levy collections, handle employee management, and liaise closely with trustees and directors. This is a role that demands strong financial acumen, deep knowledge of sectional title legislation, and excellent people management skills.

Your responsibilities will include:

  • Daily management of trust funds and investment funds
  • Ensuring all complexes are adequately insured with premiums paid on time
  • Continuous enhancement of knowledge of SA property laws
  • Ensuring compliant contractors service the complexes and are paid timeously
  • Managing awareness of unit transfers and overseeing the same
  • Facilitating collection procedures, reporting to trustees and debtors, and managing cash flow
  • Overseeing staff payroll compliance and payment processes for HOA and Body Corporate entities
  • Archiving and correctly filing all complex documents within the company database
  • Preparing general meetings in line with the Sectional Titles Act using approved documentation
  • Providing continuous liaison and guidance to trustees and directors on complex matters and financial reporting
  • Ensuring statutory notice compliance and awareness of quorum requirements
  • Financial management of the portfolio and sign-off on complex control schedules
  • Ensuring full compliance of statutory requirements for all complexes
  • Accountability for internal audit scores and closure of outstanding action items
  • Management of support team processes

Requirements

  • Tertiary qualification in commerce, law, finance, or property studies
  • Minimum 5 years' experience in property management, specifically sectional title management
  • Thorough familiarity with the Sectional Titles Act
  • Computer literacy in MS Office
  • Effective verbal and written communication skills
  • Strong conflict management skills
  • Excellent project management and time management abilities
  • Dedication and excellent customer service orientation
  • Valid driver's license and reliable transport
  • Sectional Title Scheme Management Certificate (advantageous)
  • NQF Level 4 Real Estate qualification (advantageous)
