About the Role
We're seeking a meticulous and organised Residential Portfolio Manager to oversee a dynamic portfolio of residential buildings in Cape Town, managing trust funds, tenant relations, and property operations with precision and professionalism.
In this role, you will be responsible for overseeing a portfolio of residential buildings, engaging in scheduled client meetings, and managing various aspects of property operations. Your responsibilities will include, but are not limited to:
- Daily management of trust funds
- Ensuring timely payment of compliant contractors servicing the units
- Facilitating collection procedures and providing detailed reports to owners
- Incorporating and loading municipal recoveries onto tenant accounts
- Managing the renewal of lease agreements
- Processing and managing notices received from tenants
- Archiving and proper filing of all documents within the Trafalgar database
- Continuous communication with tenants and owners regarding complex matters and financial reporting
- Ensuring compliance with statutory requirements for all units and mandates
- Accountability for internal audit scores and closure of identified gaps on the action log
- Managing maintenance inspectors, maintenance administrators, letting agents, letting administrators, and debt collectors to ensure deadlines are met
- Managing support team processes
- Upholding operational and mandated service standards
- Effective management of owner relationships
- Contribution to individual and team performance requirements
Requirements
- Tertiary qualification graduate (preferably in commerce, property law, finance, or property studies)
- Minimum two years' experience in Residential Portfolio Management
- Computer literate
- Basic understanding of accounting principles
- Proven track record of meeting responsibilities and deadlines
- Continuous enhancement of knowledge of South African rental laws
