Community Scheme Manager

We're recruiting a skilled and detail-oriented Community Scheme Manager to oversee a dynamic portfolio of Sectional Title and HOA buildings in Durban. You'll manage complex operations, from financial administration to stakeholder relations, ensuring compliance and excellence across all properties.

About the Role

As Community Scheme Manager, you will take full responsibility for the daily management and administration of a portfolio of Sectional Title and Body Corporate complexes. You'll be the key point of contact for trustees, directors, and service providers, managing everything from trust fund administration and statutory compliance to staff payroll and financial reporting.

Your day-to-day responsibilities will include:

  • Daily management of trust funds and investment funds
  • Ensuring all complexes are adequately insured with premiums paid on time
  • Verifying that compliant contractors service all complexes and are paid timeously
  • Tracking unit transfers and managing associated administrative requirements
  • Facilitating collection procedures, debtor management, and cash flow reporting
  • Managing payroll compliance and payment processes for HOA and Body Corporate staff
  • Maintaining accurate archival and database filing of all complex documentation
  • Preparing general meetings in compliance with the Sectional Titles Act using approved documentation
  • Providing strategic guidance to trustees and directors on complex matters and financial reporting
  • Ensuring statutory notice compliance and managing quorum requirements
  • Financial oversight of the portfolio and sign-off on complex control schedules
  • Ensuring full compliance with all statutory requirements across properties
  • Managing internal audit scores and closure of action log items
  • Supporting and developing your team processes and performance
  • Continuously enhancing your knowledge of South African property legislation

Requirements

  • Tertiary qualification (ideally in commerce, law, finance, or property studies)
  • Minimum 5 years' experience in property management, specifically sectional title management
  • Thorough familiarity with the Sectional Titles Act
  • Computer literacy in MS Office
  • Excellent verbal and written communication skills
  • Strong conflict management and negotiation abilities
  • Excellent project and time management skills
  • Proven dedication and outstanding customer service orientation
  • Sectional Title Scheme Management Certificate (advantageous)
  • NQF Level 4 Real Estate qualification (advantageous)
