Development Manager – Johannesburg

We're seeking an experienced Development Manager to lead complex property development projects from conception through to opening, managing budgets, teams, and stakeholder relationships in a dynamic Johannesburg-based role.

About the Role

As Development Manager, you'll take ownership of the entire development lifecycle, steering projects through feasibility assessment, funding, municipal approvals, construction oversight, and successful market opening. You'll manage cross-functional teams including architects, engineers, quantity surveyors, and contractors while maintaining commercial focus on profitability and timelines. This role demands strong financial acumen, strategic negotiation skills, and deep knowledge of South African property development processes.

Key responsibilities include:

• Managing overall development process, budgets and timelines
• Assessing project feasibility, profitability and funding requirements
• Coordinating land acquisitions, zoning and municipal approvals
• Managing architects, engineers, quantity surveyors and contractors
• Overseeing retail leasing and relationships with major tenants
• Monitoring construction progress, costs, risks and quality
• Coordinating project opening and handover of completed developments

Requirements

• BSc in Property Studies or relevant qualification
• At least 10 years of relevant property or development experience
• At least 5 years in a development management role
• Proven experience delivering at least one shopping centre through construction and opening
• Strong financial, commercial, project management and negotiation skills
• Good knowledge of South African municipal and property development processes

Preferred:

• Experience with retail developments and national anchor tenants
• Experience securing funding from banks or investors
• Relevant professional registration or property development training
